As part of the Cleveland Group Plan, this Beaux-Arts style building was completed in 1914 to serve as the East Ohio Gas Company headquarters. It later became the home of local TV station WKYC Channel 3 who moved to a new location in 2001. Later attempts at redeveloping the property stalled leaving it vacant for several years. In 2009, CRM Real Estate Services acquired the property and determined that it would optimally continue as a single tenant office use. Calfee, Halter & Griswold emerged as an ideal fit and thus began a process of visioning and planning the preservation and renovation of the building. The limestone facade was cleaned, all windows were replaced and returned to their original appearance, and the ornate steel entry doors were restored. The two-story lobby was painstakingly returned to its original grandeur including restoring and recreating detailed plasterwork and stone columns. The upper floors were converted for state of the art office use. Calfee began occupying the building at the end of 2011.

The white terra-cotta façade is a significant example of neo-classic architecture constructed around the turn of the century. The long-span concrete structure was an innovative design allowing for greater clear floor space. A mix of retail and office tenants occupied the building until it was vacated for the purposes of commencing an adaptive reuse project. CRM Companies will undertake preservation of the building’s exterior along with a complete renovation of the interior including restoration of the historic communicating staircase. Plans for the project include retaining retail space along Euclid Avenue and creating twenty-six luxury apartments on the upper floors. Each unit will feature either an expansive view of Euclid Avenue or an outdoor terrace. The finished project will include a series of roof gardens for residents to enjoy amongst the urban landscape. Projected commencement of the project is summer 2013.
